Staging Your Home with Fall Magic

Fall is a magical time – it’s the season of red, gold, and orange leaves, pumpkin spice lattes, and a welcome reprieve from the heat and humidity of summer.

We’ve been talking about home maintenance a lot on the MIBOR blog, but it’s so important when selling your home since it’s the first thing potential buyers will see. You can use this to your advantage by giving home buyers the impression that your home is well cared for.

  • Clean the exterior of your home – power wash and clean any gutters, windows, siding, or decks/patios
  • Make sure to mow your lawn and rake leaves – buyers want to appreciate the amazing trees in your yard, but they don’t want to think about all the leaf blowing and raking you must do to keep your yard looking beautiful!
  • Plant seasonal flowers such as mums, aster, smoke bush or other fall blooming flowers to add a pop of color to your front yard
  • If you don’t already have lighting in your front yard, add some solar path lights – potential home buyers aren’t familiar with your home and need you to light the way so that they can find the door… and don’t step on your garden trying to get there.
  • Decorate, but don’t go crazy – a new doormat and fall wreath can make your home look cozy and inviting but going all out with Halloween decorations might scare some buyers off!

When selling your home, each room should be clean, de-cluttered, depersonalized as much as possible, and staged to appeal to potential buyers.

  • Make sure rooms are well lit – as the days are getting shorter, it’s more likely that home buyers will see your home in the evening so add a lamp or two if needed, and make sure to turn on all of the lights before you leave the home prior to the showing.
  • Up the coziness of your home with throw pillows and soft blankets – bonus points if they are in fall colors and coordinate with your color scheme!
  • If your home has a fireplace, make sure to highlight it in a way that fits with your home décor.
  • Add in fall accents – add fresh flowers on the mantle, dining room table, or in the bathrooms, put a bowl of baby pumpkins and squash in the kitchen or in the living room, or display pinecones and other dried decorations on the coffee table.
  • Keep your thermostat at a comfortable temperature!
