Central Indiana Residential Housing Market Off to a Strong Start in 2015

Housing data released by the Metropolitan Indianapolis Board of REALTORS® (MIBOR) this week reveals an aggressive start to the year in all areas of measurement. Closed sales rose 12.8 percent in January while increasing 8.4 percent for the three months ending in January.  Sales prices increased somewhat – median sales price rose 1.2 percent in January and 3.0 percent for the three months ending in January. Average sales price rose by 2.0 percent in the monthly and quarterly analysis.

The most exciting news comes in the form of new listings and pending activity, as both bode well for strong February and March closings. The January activity may provide a needed buffer against the harsher weather of late winter. New listings jumped 23.9 percent January after their encouraging 13.1 percent increase in December. Pending sales rose 17.0 percent in January and 13.7 percent for the quarter ending in January. Months supply of inventory stagnates at the familiar 4.5 months. Months of inventory represents how long it would take to deplete existing inventory. Four to six months is considered equally favorable to buyers and sellers. Figures below four months indicate a “sellers” market. Over six months is considered more a favorable market for buyers.

Along with the Monthly Indicators Report, a one-page report of each county within the service area is also provided. A review of county-level data reveals that Boone, Brown, Hendricks, Madison and Montgomery counties outperformed the region in price gains. Brown, Decatur, Hancock and Morgan counties outpaced the region in closed sales.

In total, these data sets are intended to be a snapshot of the market, providing historical comparisons whenever possible. The data was pulled from the BLC® listing service on February 18. To download the Monthly Indicators report
