New Market Snapshot Gives Public a Fresh Look at Data
MIBOR releases March 2008 housing data for central Indiana

INDIANAPOLIS–The Metropolitan Indianapolis Board of REALTORS® (MIBOR) is taking a fresh approach to housing statistics in central Indiana. The new statistical analyses released monthly by MIBOR will provide a more comprehensive snapshot of the local market in three-, six- and 12-month snapshots, and will allow for more accurate tracking of market conditions.

The new indicators will now include total sales volume, sold properties by price point and months of supply by county and price point while still reporting total units sold and pended, average sale price, median sale price and new listings.

"Our new monthly statistics format provides our members and area consumers data that gives an accurate look at market activity during key periods of time," said David Bickell, 2008 president of MIBOR. "The data now can show potential buyers and sellers the housing activity not only in their county, but also in their price point."

Key findings:

  • Total units sold January-March 2008 in central Indiana decreased by 15 percent from the same three-month period last year to 5,442. October 2007-March 2008 units sold decreased 16 percent from October 2006-March 2007, while units sold from March 2007-March 2008 decreased 10 percent from the same period in 2006-2007.
  • During January-March 2008, total units pended decreased 10 percent from the same period in 2007. The 6-month snapshot reflects a 13 percent decrease from October 2007-March 2008 to October 2006-March 2007. Units pended over the last year have decreased 9 percent from March 2006-March 2007.
  • Average months of supply for the central Indiana area is 8.4 months.
  • Average sale price from January-March 2008 decreased to $139,032 – which is a 3 percent decrease from the same period in 2007. October 2007-March 2008 average sale price decreased 4 percent and the 12-month comparison shows a 2 percent decrease from the same period in 2006-2007.
