REALTORS® RELEASE DECEMBER CENTRAL INDIANA HOUSING DATA

INDIANAPOLIS — New housing data issued by the MIBOR REALTOR® Association (MIBOR) for December 2019 shows an increase in prices and sales.  

The median sales price rose 9.9 percent in December compared to December 2018, and 3.7 percent compared to November 2019. Pending sales increased 8.7 percent in year over year comparison. 

New listings decreased 7.8 percent in year over year comparison, and 31.9 percent compared to November 2019. Closed sales increased 9.4 percent compared to last year, and 2.7 percent compared to last month.

“Prices were strong throughout 2019, despite record low inventory," said Shelley Specchio, MIBOR CEO. "Based on the interaction of demand and supply (sales, pending sales, and median price), every metric shows a strong market as we enter 2020."

Dr. Elliot Eisenberg, an internationally acclaimed economist and public speaker, says, "The economy is okay. It will decline slightly and benignly compared to 2019, but the likelihood of a recession has declined to 25% (from 35%) over the next year. Trade in general looks to be a tailwind with the recent Phase 1 deal with China and the USMCA deal. Johnson’s large victory in the U.K. will help to move Brexit along. Importantly, inflation remains weak, which gives the Fed the luxury of cutting rates if they need to."

  • Pending sales increased 8.7 percent to 2,001
  • Current median sales price: $195,000
  • Months supply of inventory: 1.9 months
  • Total active listings decreased by 11.1 percent

*To create a comprehensive view of the market, small changes have been made to the Market Insights Report that will affect the year-over-year analysis over the next 12 months. In prior reports, data for the MIBOR Broker Listing Cooperative® (BLC®) listing service was pulled on the 12th business day for the prior month's data. After analyzing data input, MIBOR has updated the data pull to happen between the 5th and 7th day of the month for the prior month, allowing market data to be published much sooner. Additionally, in the new report MIBOR has separated townhouse/condo inventory and properties for lease from the aggregated totals. Separating other segments from the report will add clarity to the data as the singe-family residential segment is typically the focus. Finally, in March 2019, MIBOR added historical and current data from Jackson County as we welcomed them as members of our MIBOR BLC® listing service.

The attached MIBOR REALTOR® Association (MIBOR) Market Insights Report provides a market analysis of the 16 central Indiana counties within the MIBOR service area by creating a single, timely, reliable source of data. The report analyzes both month-over-month and year-over-year to give a view of the trends occurring in the central Indiana market.
