New housing data released this week shows an increase in closed sales of 1.5 percent compared to last April.

For the ninth month, Bartholomew and Jennings counties are included in the central Indiana region covered by MIBOR bringing the data count from 13 counties to 15 counties. That addition in February does prevent a true April to April comparison, however, in April the total number of closed sales in both counties combined was 122 of the region’s 3,117 closed sales.

Sale prices for April continue to rise. The median sales price increased by 6.7 percent to $160,000 and average sales price up 5.6 percent to $194,993. For the quarter ending in April, median sales price is up 7.2 percent and average sales price increased 6.1 percent.

Months of inventory is 3.0 months.  

April saw an increase in sales activity and prices in central Indiana as buyers are typically eager to jump into spring and summer markets. With homes in shorter supply, demand is high and the market is competitive. Homeowners considering selling should contact their REALTOR® to capitalize on today’s market.
