Recent Housing Trends Shout “Time to Sell”

The most recent housing data for central Indiana show an active market with closed sales up 13.8 percent in March and up 13.1 in the first quarter of the year. Sales prices continue to gain traction. Median sales price increased by 4.4 percent in March, bringing the three month increase to 4.6 percent. Average sales price rose 6.7 percent for the month and 5.9 for the three months ending in March.

The current average sales price is $175,991 and median sales price is currently $140,000.

With prices stable and rising and willing buyers on hand, it’s time for the fence sitters to sell. Inventory in central Indiana, like most part of the county, is low so new listings stand out. Homes in great condition and priced on target are selling fast, in some cases just days.

If you have been waiting to list your home until the market is just right, now may be your time. Talk to a local REALTOR® about the activity in your neighborhood. They can advise you on current prices and selling times. Get that sign in your yard and watch it go from “For Sale” to “Sold”.
