MARKETING AND SHOWINGS - A SIMPLE GUIDE
We continue to get questions about the rules for marketing and showing Temporarily Off Market (TOM) and Office Exclusive listings. We want to clear up the confusion and simplify the information.

TEMPORARILY OFF MARKET status is used for listings when sellers need any length of additional time (beyond the 7 calendar days of the listing contract date) for any reason before showings start.
Time needed for painting, staging, repairs, updating, cleaning, photography, visiting out of town guests, etc.
Can the Listing be publicly marketed during this Status? YES.
Can the Listing be shown during this Status? No, not by anyone, including the listing agent.
When do DOM start accumulating? Day following the “TOM Until” date entered in Matrix.
- IMPORTANT: If saving the Temp Off Market listing in Matrix as “Incomplete,” you must enter a “Temp Off Market Until” date before saving. If not, the listing will default to Active status, instead of the desired TOM status, when the listing goes live in the BLC.
OFFICE EXCLUSIVE status is only used for listings when sellers want privacy and do not want anyone to know they are selling their property. The property is never to be seen by the public except through scheduled showings.
Possible examples: Listings involving divorce or celebrity
Can the Listing be publicly marketed during this Status? No, including social media posts by agents OR sellers. It can be marketed within the listing brokerage only in one-on-one communications with clients actively looking for a property.
- IMPORTANT: If the property is publicly marketed IN ANY WAY, by the Agent OR Seller,the property status must be changed in Matrix to “Active” within 1 business day of themarketing occurrence.
Can the Listing be Shown during this Status? Yes, only by agents with the listing office.
When do DOM start accumulating? On the listing date.
